SERVITRIA secures BREEAM Very Good certification for Delin Property’s logistics facility in Coslada

The complex features solar panels, aerothermal systems for domestic hot water, an insulated TPO roof, LED lighting and electric vehicle charging points, among other solutions.

The project includes an extension of more than 4,000 m², the refurbishment of an existing 6,000 m² warehouse and a full renovation of the office areas.

Madrid, Monday 15th 2025. SERVITRIA, a company specialising in installations and maintenance and part of Grupo CYCLUS, has achieved BREEAM Very Good environmental certification for the extension and comprehensive refurbishment of a logistics facility in Coslada (Madrid) developed for Delin Property.

The project, delivered over a ten-month period, has transformed the logistics complex owned by the European firm Delin Property—specialised in logistics assets—through the construction of an extension of more than 4,000 m² with a precast concrete structure and deck-type roof, the upgrading of the existing warehouse and a full refurbishment of the offices. These works have brought the facility up to current technical and operational standards, particularly in terms of efficiency and regulatory compliance.

The achievement of the Very Good rating reflects the integration of sustainability criteria throughout all phases of the development. Key measures implemented include the installation of solar panels for self-consumption, high-performance LED lighting, aerothermal systems for domestic hot water, electric vehicle charging points, a reflective insulated TPO roof and landscaped areas designed for low water consumption. Together, these solutions help reduce the asset’s environmental impact and improve its energy performance.

The project also required precise planning to adapt pre-existing infrastructure, address technical constraints identified during construction and incorporate additional client requirements. Effective coordination between teams ensured the works were completed within the scheduled timeframe.

Commitment to sustainability

BREEAM (Building Research Establishment Environmental Assessment Method) is one of the most technically advanced sustainability assessment methods in the construction sector. It analyses a building’s environmental impact throughout its entire life cycle. At Grupo CYCLUS, these criteria are integrated from the design and procurement stages through to project delivery, with the support of an official BREEAM assessor.

Several Grupo CYCLUS projects have achieved the highest possible rating under the system—BREEAM Outstanding—including the second phase of a logistics park for Delin Property, which became the first warehouse in Spain to obtain this distinction, the third phase of the same complex, and a logistics facility for Montepino, part of Valfondo Gestión, all located in Illescas. The latter asset also achieved LEED Platinum certification, becoming the first logistics warehouse in the world to hold both top-tier certifications simultaneously.
